A north Herefordshire farm boasting a four-bedroom home and over 200 acres has gone on the market for £3.25 million.

Oldcastle Farm in Kinnersley is an arable holding with over 213 acres of productive farmland and woodland.

The farm is nestled on the edge of the village and has easy access to both Hereford and the Welsh border, which is only 5 miles away.

The farm is situated in a "strong and active" agricultural community, with the farm offering "significant" potential for modern farming, and diversification.

The farmhouse was built in the 1980s, subject to an agricultural occupancy condition, and lies at "the heart of the farm".

The modern home has four bedrooms and includes a kitchen/breakfast room, a pantry, and a utility room.

Outbuildings on the farm include a grain store, a general-purpose building with cattle loading pens, and a feed store.

The agents have described the vast land in three sections, including 163.95 acres of arable and woodland.

The woodland extends to 12.84 acres, which are split into two blocks of 9.56 acres and 3.24 acres with felling licences granted for clear felling and thinning respectively.

"Lot 2" is made up of 32.22 acres of  "attractive" arable land, divided into two adjoining field parcels, extending to approximately 17.36 acres and 14.86 acres.

Lot three is "ideally suited for a range of cropping and agricultural purposes" and has excellent connectivity due to its northern boundary running parallel with the A4112.

According to agents Sunderlands, the land is currently farmed in hand in a 5 year rotation comprising, oil seed rape, winter beans, wheat and barley.

The land has not had maize or potatoes grown on it in the last 10 years.
