A FARM near a Herefordshire castle has been put up for sale.

Agents Sunderlands said the sale offers a "unique opportunity" to acquire a traditional smallholding near the grounds of Wigmore Castle.

Green Hill Farm is listed with the agents with a guide price of £780,000.

The farm comes complete with a detached part stone, part brick three-bedroomed house with views over the surrounding farmland and stream below, the agents said.

The house, set at the end of Castle Street in Wigmore, is in need of total modernisation.

Downstairs, it offers a kitchen, hallway, bathroom, dining room with fireplace, and a living room with exposed stone wall and traditional fireplace.

Upstairs are three bedrooms, one with a feature fireplace, and all overlooking the rear garden.

The farmhouse has a lawned garden and private driveway with concrete yard to the side for parking, and includes an external brick lean-to which the agents said has scope for conversion.

Outside, the farm includes a former dairy and other modern buildings suitable for livestock, machinery or fodder, which may have development potential for other uses, the agents said.

The property also includes a grade II listed timber framed and clad two-storey traditional barn with corrugated roof.

Sunderlands said the farm extends in total to 43.82 acres (17.73 hectares), with some 42.07 used as permanent grassland, while 1.34 acres are mixed woodland. The remainder contains the stream, property and buildings.

The property is being offered for sale as a whole by formal tender, with all bids along with a 10 per cent deposit cheque to be submitted to Sunderlands in Hereford by 12 noon on February 16. Further information from Sunderlands.
