HEREFORD'S former Job Centre is under offer after going up for sale with an asking price of £1.75 million.

It was also marketed to rent, at £160,000 per annum.

Put on the market last year, St Nicholas House, in Hereford's Berrington Street, was previously home to the city's Job Centre and other offices.

The prominent building, near Hereford's historic cathedral, is now listed as being under offer.

Agents Sunderlands said St Nicholas House is a relatively modern, purpose built office building with the accommodation available situated on ground, first and second floors benefitting from lift access.

"To the front of the building is a core area with stairs and lift, adjacent to which are wc facilities and this pattern is repeated on all levels," they said.

"There is a further staircase to the opposite side of the building together with an external fire escape.

"Generally the accommodation is well presented with carpeted floors, diffused strip lights and suspended ceilings and there is central heating throughout the accommodation.

"To the rear of the building is a dedicated car park with space for circa 25 vehicles."

Described as a 'prestigious building in a prominent position', the site is available as a whole with vacant possession and offers total accommodation of approximately 20,000 square feet.

Sunderlands said the property is available to let to suitable tenants on negotiable terms, but that they would anticipate a minimum five-year lease with other terms and conditions to be agreed.

The whole premises or individual floors was being advertised as available, with car spaces available by separate negotiation.
