A PLANNING application to demolish a derelict cottage at 26 Sherford Street, in Bromyard, has been received by Herefordshire Council.
However, until plans for a replacement house are received and approved by councillors, planning officers say they cannot allow the existing building to be destroyed.
A previous application from the building's Droitwich-based owner, Steve Partridge, for a three-storey block of flats was refused last year because it was not in keeping with the surrounding Conservation Area.
Planners are hopeful a new application for a house similar to the existing one, which is beyond repair, will be submitted in due course.
Planning officer Duncan Thomas said: "We have spent time with the owner trying to come up with a suitable scheme.
"We will wait to see if get an application for its redevelopment."
