A Hereford office in a prominent spot is to be turned into a two-bedroom flat, due to the city being “saturated by unused office space”.

Bert Priday of Charlton Properties is seeking full planning permission (application 262918 ) to convert the ground floor of 14 St Nicholas Street, by the city’s historic wall and across the A49 Victoria Street from St Nicholas' Church.

Styled Charlton House on the front, the three-storey premises has not displayed any further external signage since that of accountancy firm Haynes Watts was removed around a decade ago.

With a total floorspace of 78 square metres, two of the office rooms would become bedrooms while a further two further would be combined with the existing small kitchen to form an open kitchen, dining and living area, accompanying plans show.

The front windows would be replaced “as part of the thermal upgrade” to the property, but it appears their current commercial form would remain.

The plan has come about “due to the current market and Hereford being saturated by unused office space”, a brief statement with the application says, noting there would be no car parking with the proposed flat.

Comments on the bid can be made until December 3, although Herefordshire Council gives its target determination date as November 26.
