Herefordshire landowners are being asked to put forward “larger land parcels” each capable of taking 500 new houses or more as the county struggles to hit the Government’s demanding new housing targets.

As part of its housebuilding pledge, Labour recalibrated how targets would be set for England’s local planning authorities, leaving Herefordshire having to find room for 27,260 new homes within 20 years – a 70 per cent jump on the figure it was previously working to.

To meet this, Herefordshire Council has already issued a “call for sites” during the second half of last year.

Now the council says it is “particularly seeking larger land parcels”, with priority being given to “sites capable of delivering, either independently or in conjunction with adjoining landholdings, development schemes of 500 dwellings or more”.

It is giving landowners, developers and parish councils until December 10 to put land parcels forward, “backed by strong evidence that they can be delivered”.

Council officers will then screen them for their suitability in highways, landscape, heritage and archaeology, ecology, drainage and environmental health terms.

It will then work these into its local plan, the county’s keystone planning document for the coming decades which it is currently working to update, and which will set out where new large-scale planning applications will be welcomed.

The council adds that it is “encouraging neighbouring landowners to consider whether working together could create additional opportunities” for larger developments.

Its Deputy Leader and Cabinet member for culture and environment Coun Elissa Swinglehurst said: “We’ve already received considerable interest through our call for sites process, which is encouraging.

“However, it’s important that we consider as wide a range of options as possible before making decisions about future development.”

She added: “This is about making sure we have the information we need to plan carefully and make the best possible decisions for Herefordshire’s future.”

The council is also holding a separate call for sites inviting submissions of potential sites for minerals and waste use.
