The barn, benefiting from prior approval for residential conversion under Class Q, is listed under reference P241648/PA4, with an approved access track under P250721/F.

The site is situated within the open countryside to the south of Acton Beauchamp, approximately five miles south-west of Bromyard and around 10 miles north of Ledbury.
The area is predominantly characterised by pasture, hedgerows, tree belts, and a scattered arrangement of farmsteads and rural homes, traditionally constructed out of materials such as brick, stone, and timber.
The proposed layout of the new dwelling indicates a single-storey building arranged in a long, linear form, sitting at a lower elevation within the landscape than New Tynnings Cottage.
The dwelling has been designed to blend into its rural setting, replicating the low profile of traditional agricultural buildings to minimise visual impact.

Notably, the application stresses that the proposed materials are selected to resonate with the agricultural aesthetic prevalent in Acton Beauchamp.
