A COUNTRY pub with planning permission for a new house to be built on its garden is up for sale in Herefordshire.

The pub is on the market with agents McCartney's for £625,000.

The agents said the sale offers prospective buyers "an exceptional chance awaits to acquire a well-established public house" with planning for a three-bed property.

Inside, the Sun Inn in Winforton boasts plenty of character, with exposed beams, wooden and carpeted floors, stone walls, and fireplaces in the bar and restaurant area.

The agents said the space currently has pub-style tables and chairs offering seating for around 45 people, with a brick and timber bar counter.

There are also toilets, a store room, and a doorway leading the the B&B stair access and a side entrance.

Stairs behind the bar lead to the basement cellar, utility facilities, a fully-equipped catering kitchen, and the owner's accommodation.

The B&B accommodation offers three double-bedrooms with en-suite shower rooms, while the private living quarters offer an open-plan kitchen and living room, two double bedrooms, a third bedroom currently used as a laundry room, and a shower room.

Outside, there is a seating area to the front of the pub and a "spacious" car park to the right, while a "generously sized" garden area beyond the car park is said by the agents to be "ideal for various leisure activities".

Towards the rear of the pub is a lawned garden with double garage, with planning permission for a three-bed home to be built on a designated plot in this area.
