Location & description

Constructed in the early 1960’s Heathfield occupies a delightfully tucked away, yet most accessible location within easy walk of all town facilities. The particular location is such that one can access much of the town via footpath and byways without always needing to use a car, a benefit for many people.

Generally well maintained over the years, the property could never the less benefit from updating and improvement and we consider it a distinct possibility that an intending purchaser may wish to extend the current kitchen into a portion of the integral garage, which lies to the right hand side of the property.

There is a superb large living/dining area, with conservatory approached by French doors to the rear.

The south facing rear gaden is delightful, with many mature trees and shrubs, leading down towards the additional rear vehicular access from the unmade lane behind.

To those potentially interested, we strongly recommend a thorough internal inspection.

In detail the property comprises:

Enclosed Entrance Porch

Totally Enclosed Entrance Porch of generous proportions with full glazing to three sides and giving plenty of space to remove outdoor clothing and shoes. Space for side table or unit should one wish. With fully glazed sliding patio style entrance door.

A second partially glazed front door gives access to the Hallway with doors leading off to:

Living/Dining Room (of overall max. Dimensions 22' x 12')

being split into two halves with a large opening between the two. The sitting room side having large windows to front elevation and thus being incredibly light. Gas fired coal effect fire with tiled surround, mantle and hearth. Fitted carpet. Dining Room end has fitted carpet, door through to the kitchen (see later) and a set of sliding patio doors giving access to the:

Conservatory (approx. 12'4 x 11'3)

being of incredibly generous proportions and giving a large additional living space with full glazing to three elevations. Two sets of sliding patio doors out onto the garden and patio area. Fitted carpet.

Kitchen (approx. 11'3 x 10'9)

A range of fitted light wood wall and floor mounted drawer and cupboard units with tile effect laminate work tops over and stainless steel sink within. Free standing Schott Ceran electric double oven and hob. Breakfast bar area. Door giving access to under stairs pantry for additional storage space. Window and door to rear garden.

Galleried Landing

being incredibly generously sized and with door to large airing cupboard housing hot water tank and immersion heater. Fitted carpet. Doors to:

Bedroom One (approx. 22'6 x 9'1)

again another large room with windows to both front and rear elevations. This room has the potential for any purchaser to create perhaps an en-suite or dressing area within. Fitted carpet.

Bedroom Two (approx. 12'1 x 11'10)

with large window overlooking rear garden and views towards Chase Woods. Pair of double doors to large store cupboard. Fitted carpet.

Bedroom Three (approx. 10'8 x 10'4)

with large window overlooking front aspect. Fitted carpet.

Bedroom Four/Study (approx. 11'1 x 7'2)

giving versatility to a potential purchaser who wants perhaps a child’s bedroom or for those wishing to work from home the perfect place to separate work from homelife. Large cupboard to one corner of partial ¾ height due to being above the stairs. Fitted carpet.

Family Bathroom

having suite comprising bath, pedestal hand basin and W.C. Tiling to half height. Large obscured window to garden elevation. Vinyl flooring.

To the front of the property is a curved brick wall with a pair of iron gates giving access to the driveway. In front of the garage is a covered area, with a small lawned area nearby and well stocked borders containing a variety of mature shrubs.

The Rear Garden being of very generous proportions, can be accessed from either the conservatory doors or the rear door from the kitchen. The doors lead to a Patio Area with partial covering to keep oneself dry in those “English summers!” Steps lead down to the main Lawned Area with path running along one side and various trees and flower borders within. Part way along the garden is a Wooden Pergola Section with mature plants growing over to create a most natural and well established garden area. The second half of the garden is screened by trellis with plants growing over. This creates a smaller garden but in fact provides a substantial plot. Behind the trellis is a section containing both apple and pear trees, beyond which is a further set of metal gates which lead onto the rear access lane. This provides a potential purchaser with the option to create further parking at the rear of the property, perhaps for a caravan, motorhome, trailer, or even garaging.

Garage (approx. 22'5 x 9'1)

accessed either from the up and over garage door to the front or via a personal door to the rear. Being the entire length of the house, and being below the bedrooms this space gives a potential purchaser the chance to extend the property, creating perhaps a new kitchen/dining area here. Currently with large obscured window to side elevation, power and lighting. To the rear is an additional W.C. Perfect for those days of gardening. This room also houses the Worcester Green Star gas fired boiler.

Mains gas, electricity, water and drainage are connected.
