The only outstanding matter appears to be the Drainage Assessment and Report from both surface water and foul water perspective. Welsh Water have reported that they require a drainage scheme to be submitted and improved in writing by the Local Planning Authority, prior to the commencement of any development scheme. Such a scheme should provide for the disposal of foul, surface water. Welsh Water have advised that they have no objection to connecting to the mains water network for the proposed development.

All documents are available for potential purchasers to make a judgement as to the planning position.

Currently, Herefordshire Council have been unable to demonstrate a five year supply of housing land and the Neighbourhood Plan covering this area is more than two years old and therefore may be the subject of review.

Clearly a site of this size, scale and potential could, upon receipt of a Planning Consent, have an open market value at least double the guide price.

Overage Clause

The land is subject to an overage in favour of a previous owner. The overage provision is for an indefinite period of time at 45% of any enhanced value created as a result of planning consent being obtained for residential development. Deed of Overage available.
