The land is conveniently located just 4 miles east of Hereford between the villages of Bartestree and Withington being located just a short distance from both the A4103 Hereford to Worcester Road and the A438 Hereford to Ledbury Road. The land benefits from good road frontage with accesses of suitable width for modern machinery from three roads.


The land at Pomona Farm extends to approximately 117.75 acres (47.65 hectares) and is available as a whole or in three lots.

The land is predominantly Grade 2 and is capable of growing a variety of crops. The land currently comprises a mixture of arable land, apple orchards and cherry trees under polytunnels as per the cropping schedule.

Lot 1 - About 92.15 acres

The land outlined red extends in total to 92.15 acres of which 28.88 acres (11.68 hectares) is arable, 52.52 acres (21.25 hectares) apple orchards of both dessert and juicing varieties and 7.2 acres (2.91 hectares) of cherry trees under polytunnels and 3.55 acres (1.44 hectares) of woodland. The arable land was formerly used for the growing of hops, then apple orchards and is now arable.

The dessert apples have been supplied to Wye Fruit. The Jonagold are stored at Pomona and then supplied to Konings for apple juice. It may be possible for these arrangements to continue.

The cherries have been retailed directly to the consumer and are grown under polytunnels that are included in the sale. Retrospective planning consent was granted for the tunnels in 2008 under reference DCC081090/F.

Only the cherries are still irrigated which is from land that is retained by the vendors who are willing to permit by separate arrangement the Purchaser of Lot 1 to irrigate only the cherry trees in parcel 8576 subject to the abstraction licence. This informal arrangement will expire on the sooner of the removal of the cherry trees or five years from the date of completion.

Telecommunication Mast

There is a telecommunication mast located in the north western corner of field 8145 as per the site plan with access rights across this field only. The mast is let at a passing rent of £3,000 per annum. Planning was granted in 2014 for the upgraded telecommunication compound area under reference P142758/F.

Lot 2 - 14.53 acres

The land outlined blue extends in total to about 14.53 acres of which 9.51 acres (3.85 hectares) is arable, 2.42 acres (1.05 hectares) of apple orchard and 2.59 acres (0.98 hectares) newly planted woodland. The land is accessed from the Roman Road on the southern boundary.

Method of Sale

The property is being offered for sale as a whole or in three separate Lots by Formal Tender. Prospective Purchasers should carry out their own enquiries with Herefordshire Council and other Authorities before making an offer for the property. The Tender is legally binding. The Tender document should be signed by the proposed Purchaser(s) stating the proposed purchase price and should include a deposit cheque of 10% of the purchase price and completed Proof of ID (Photo ID for example passport or driving licence and Residential ID for example current utility bill). Restrictive Covenant

All of the land is to be sold subject to a restrictive covenant preventing the use of the land for commercial poultry, motorsports and solar panels.

Freehold with vacant possession upon completion except parcels 0175 and part of 6565 on Lot 1 where the Vendors reserve the right, on behalf of the grower, to lift and remove the commercial turf. Lot 1 is also sold subject to the aforementioned telecommunication lease.

Woodland Scheme

Insofar as we are aware the land is not the subject of any Environmental Stewardship Scheme.

A public footpath passes through Lot 1 as shown by the pink line on the plan. There is currently a permissive footpath granted by the present owners from the public footpath in field 1871 along the track to Weston Beggard Lane as shown by the yellow line on the plan.


The Vendors retain the ownership of the boundaries including the existing hedges against the retained land as shown by the inward facing T marks adjacent to Lot 1.

The northern boundary 8576 in Lot 1 against the Vendors retained land will be the third row of Cherry trees from the north as per the orange marker posts onsite. The orange marker posts onsite identify the boundaries of Lot 1.
