House prices in Worcester increased more than the average for the West Midlands in November, new figures show.

The average Worcester house price in November was £219,112, Land Registry figures show – a 4% increase on October.

Over the month, the picture was better than that across the West Midlands, where prices increased 1.7% , and Worcester outperformed the 0.4% rise for the UK as a whole.

Over the last year, the average sale price of property in Worcester rose by £5,900 – putting the area 13th among the West Midlands’s 30 local authorities for annual growth.

The best annual growth in the region was in Dudley, where properties increased on average by 5.6%, to £184,000. At the other end of the scale, properties in North Warwickshire dropped 1.8% in value, giving an average price of £205,000.

Owners of detached houses saw the biggest improvement in property prices in Worcester in November – they increased 4.2%, to £353,895 on average. Over the last year, prices rose by 2.9%.

First-time buyers in Worcester spent an average of £ 187,100 on their property – £4,800 more than a year ago, and £36,000 more than in November 2014.

By comparison, former owner-occupiers paid £253,000 on average in November – 35.2% more than first-time buyers.

Buyers paid 7.3% more than the average price in the West Midlands (£204,000) in November for a property in Worcester. Across the West Midlands, property prices are lower than those across the UK, where the average cost £235,000.

The most expensive properties in the West Midlands were in Stratford-on-Avon – £321,000 on average, and 1.5 times as much as in Worcester.

The highest property prices across the UK were in Kensington and Chelsea, where the average November sale price of £1.2 million could buy 14 properties in Burnley (average £84,000).
