AN 'INTERESTING development opportunity' is up for sale on the edge of a Herefordshire village.
Three acres of land on the edge of Wellington Heath, near Ledbury, is on the market with agents John Goodwin for a guide price of £1,500,000.

The agents said the freehold site, which commands far-reaching westerly views, offers an "interesting residential development opportunity.
Outline planning permission was previously granted for the site in February 2019 for either five four-bed detached homes on seven three-bed detached homes, but has now lapsed, the agents said.

However, although the previously granted outline permission has lapsed, the agents said the sloping site commands wonderful westerly views, has the benefit of being zoned for residential development, and is specified as an allocated site for house development in the Wellington Heath Neighbourhood Development Plan 2011-2031.
The neighbourhood development plan policy for the site dictates that development on the site should be sited to ensure that buildings do not break the skyline of the ridge and should be well-screened with trees and hedgerows along the Ledbury Road boundary and internal service roads.
But, it says, development of up to five four-bedroomed or seven three-bedroom houses or bungalows, or a mix of the two with associated large plot sizes will be supported on the site.
