A CHARACTERFUL Herefordshire pub and restaurant has been put on the market.

The New Harp Inn in Hoarwithy is being offered on a leasehold basis for £74,950 with agents Sprosen Ltd.

The agents said the pub was fully refurbished in 2020 and is immaculate throughout, boasting character features including fireplaces, slate floors, and exposed beams.

It has an open-plan trading area with character features and seating for around 45 in total, and a bar servery with a range of equipment including under-counter refrigerators, the agents said.

It also comes complete with a fully-fitted commercial kitchen with an "extensive inventory" of equipment, dry store, cellar, and gardens capable of seating up to 140, plus an outside bar and a car park with some 25 spaces.

The business also incorporates a small village shop which currently sells basic essentials.

The pub includes private accommodation, offering a private lounge, four bedrooms, a kitchen and breakfast room, bathroom, and private garden.

Sprosen Ltd said the pub is currently operated by their clients, who are a husband and wife team, and that its recent annual turnover, net of VAT, was in the sum of £266,000.

The agents said the property is subject to a free of tie lease with the current term expiring in June 2026, although it is protected by the Landlord & Tenant Act 1954 therefore fully renewable at the end of the term.

Current rent is circa £45,000 per annum.
