A PARCEL of land is up for sale in a popular part of Hereford with a guide price of just £25,000.
The land, just off Old Eign Hill in the leafy suburb of Hampton Park, is on the market with estate agents Sunderlands.
The agents said the parcel of sloping land extends to around 0.23 acres and is currently densely wooded with both scrub and a number of more mature trees.
It is within easy walking distance of the city centre and facilities, with the agents saying the land has potential.
Sunderlands said a planning application was put in for a single contemporary designed house on the land in September 2012, which was refused (application number S122500/F).

The plans were for a single detached dwelling on the freehold site.
Buyers are advised that they should make their own enquiries to the planning department with regards to the site's development potential, and should also make their own enquiries as to any services available to the site.
The property is to be offered for sale by online auction, which will be open from 9am to 4pm on December 8, 2022, unless previously sold, with the vendors reserving the right to accept an offer prior to the auction.
