A CENTURIES-OLD house on the outskirts of Hereford has hit the market with a price tag of more than £1 million.
Walney House Farm is situated at the end of a no-through road on the edge of the city, overlooking the open countryside of the Lugg Meadows.
The original house is an ancient farmstead which has been on the site for many centuries, agents Knight Frank said on Zoopla.
The main part of the current house dates from the 1980s when it was substantially rebuilt, and it's now for sale with a guide price £1.1 million.
It occupies a peaceful and private location surrounded by extensive gardens and mature trees.
The well proportioned, six bedroom accommodation extends to over 3700 sq. Ft. Over two floors. The house is double glazed throughout.
There is a detached, self contained annexe above the larger garage building providing useful ancillary accommodation or office space.
The larger of the garages houses 6 cars as well as a store and workshop.
A separate detached double garage on the north side of the house could alternatively be a gym or office.
The house is approached via electric gates and a long tarmac drive. There is a parking and turning area in front of the house and the four bay garage.
The conservatory opens out to a private rear terrace with a large expanse of lawn beyond, sloping down towards the meadows.
Walney House Farm has ancient grazing rights and direct access to the Lugg Meadows. Managed by Herefordshire Wildlife Trust, this is one of the most important surviving Lammas Meadows in the UK.
In spring, the area is carpeted with one of the UK's only wild populations of snake's head fritillaries. Other unusual species include nesting curlew, crow garlic and narrow-leaved water-dropwort and wildlife abounds.
