PLANS for a new shepherd hut for tourists to stay in near Hay-on-Wye have been given the go-ahead.

Barry Rose, who runs a small Bed & Breakfast from New House in Cusop, wants to build a shepherd hut along with landscaping and a new access to the site.

Herefordshire Council’s planning committee approved the scheme subject to conditions yesterday (July 15).

But Cusop and Dorstone parish councils had objected to the plans along with 10 residents – while 12 people wrote in support of the scheme Parish councillors were concerned over thr removal of a hedgerow and the impact the proposals would have on the local water supply.

But supporters highlighted the increasing value of tourism locally and said there is a shortage of quality, reasonably priced accommodation in and around Hay.

Cusop parish council said the proposals were not in keeping with the neighbourhood plan as ‘accommodation for car borne visitors could be located elsewhere in the village or by reusing existing buildings.”

Richard Wordley, a neighbour, told the committee there was limited water supply and that flooding was also an issue.

“There are only two houses in this area because access to water is very limited and it is incredibly fragile due to climate change,” he said.

However, Mr Rose said there had never been a water shortage in the area.

“The water is drawn by pump from a spring chamber that fills naturally, and any significant increase of water use would still be limited by the spring chamber having to fill up,” he said.

“The project has been described as a major caravan development by one objector. This is untrue as it is planned to be an exclusive experience, low impact, and targeted at visitors with a love of the environment and beautiful countryside.”

The planning committee approved the scheme with 11 votes for it, one against and two abstentions.
