A simply stunning country property offering very comfortable and beautifully presented living space throughout, set in landscaped and well-tended gardens together with just over 8 acres of land, and a detached Grade II Listed barn offering huge development potential, subject to approval.

Situation and Description

This outstanding property lies on a small country lane with no immediate neighbours and faces due south with far reaching views over unspoilt countryside. Local services are available at the larger villages of Almeley, Lyonshall, Weobley, and Pembridge, with more extensive facilities at the market town of Kington (6 miles) and the cathedral city of Hereford (14) miles.

Clarksfield itself is a very versatile and beautiful country property which offers an all too rare opportunity to purchase a very comfortable and well-presented house in an outstanding location. The living accommodation is well appointed throughout and in brief includes double glazing, oil fired central heating, oak joinery, a superb and well fitted kitchen and a large sunroom which makes the most of the southerly outlook. There is a very comfortable master suite on the first floor together with three further bedrooms. The property is set in beautiful gardens which are well stocked and tended. The property is approached by its own driveway, and a double garage has been adapted to create a home office at the rear. The land extends in total to approximately 9 acres with far reaching westerly views to the Black Mountains, and at present is level pasture ideal for equestrian use or for grazing stock. A short distance from the house is an original Grade II Listed barn and yard which has a separate access from the lane and offers huge potential to create a separate dwelling (subject to planning approval).

On arrival a large porch and hardwood front door opens into a spacious and welcoming entrance hall with oak flooring and staircase to the first floor. There is a large study, which again has oak flooring as well as a dual aspect and is an excellent space to work away from the main hub of the house. The sitting room is very comfortable with a large brick fireplace at one end with fitted wood burner, windows to front and double doors leading into the sunroom or conservatory which is a wonderful space with a triple aspect, vaulted ceiling, far reaching views and direct access to the gardens. There is a separate dining room, which also has direct access into the sunroom, and a very well-appointed luxury kitchen with granite working surfaces and an excellent array of cupboard space incorporating a range of fitted appliances, including an Alpha 2 oven, Aga style cooker, as well as a dual aspect and a door out to the gardens. The ground floor accommodation is supported by a cloakroom and excellent utility or laundry room which again is well fitted and practical, with Miele appliances, plenty of cupboard space and an adjoining boot room.

On the first floor Clarksfield has a cottage feel with the master suite having a vaulted ceiling, a lovely dual aspect with far reaching views to the Black Mountains, a range of fitted wardrobes and a good en suite bathroom with all the usual fittings. There are three further individual and comfortable bedrooms all supported by a family shower room.

Outside

Clarksfield is approached by its own private gated driveway which leads to a parking and turning area and to a detached double garage 18 8 x 18 8 , with a separate and very useful home office at the rear 18 x 9 with window overlooking the gardens and power and light. The gardens have been created, in the main by the current owners, and form a particular feature of this fantastic property. Well stocked and tended throughout, they lie to the front and side and include formal lawned areas, a large sun terrace, specimen trees and shrubs, a lily pond, and floral borders. A small orchard has been created, which is well enclosed by mature hedging with apple, pear and cherry trees with a separate and very productive vegetable, or kitchen garden, with seven main raised beds, a soft fruit area, greenhouse and garden store, which again is well enclosed.

A short distance from the house and with its own access from the lane, is a Grade II Listed timber barn, which currently provides excellent storage space. It has a concrete yard to the front and direct access to the land so also could provide stabling if required. Externally it measures approximately 60 x 17 5 and offers huge potential for a variety of uses and could be converted to create a separate dwelling subject of course to planning consent. The remaining land is ideal for equestrian use, or for grazing a small head of stock.
