The cottage is set within its own land said to be 0.85 acre; the land is bordered on one side by a ditch and surrounded on one side by the neighbouring Forty Farm of 13 acres. Forty Cottage was a market garden in the 1920/30's and the land is said to be very productive. The Duchy of Cornwall's estate fronting the one boundary and there is a highway maintainable at public expense up to the front gates albeit seemingly a drive serving two properties only. A single store brick barn used as a studio or could be reused as a garage with some alterations. A wonderful rural setting, capable of being suitable for a hobby farmer wanting to be close to services, within walking distance of Madley village centre, but on the edge of the Guy's Hospital Estate, Prudential and now Duchy of Cornwall Estate within the “Golden Valley” of Herefordshire.
