A detached coaching inn, restaurant B&B and camping site that has not operated since October 2012 but is an ideal lifestyle investment opportunity that would benefit from updating and upgrading to create a destination public house in close proximity to Hay on Wye, Black Mountains, The Marches, Brecon Beacons and the renown Herefordshire countryside. FOR COMMERCIAL USE AND CASH BUYERS ONLY

This historic property has been a functioning public house, B&B and restaurant for many years and was listed in The Good Food Pub Guide in 2011 & 12 until the current owners closed for business due to ill health in 2012. In addition there was a licence for a number of caravan pitches with electrical hook ups with toilet and shower facilities. All set in approximately 1.5 acres there is plenty of scope to create a lifestyle business providing all year round income.

Internal features

On the ground floor there are two principal trading areas. The main lounge bar with a feature fireplace and exposed stone chimney breast with wood burning stove which extends into the conservatory area which is great in the Summer months giving access onto the patio, beer garden and play area. The restaurant when fully furnished was able to seat 50-60 covers. The catering kitchen units have been removed but is a decent space along with the rear walk in larder, fridge & freezer storage area.

On the first floor are five large bedrooms with one en-suite bathroom, separate bathroom and shower room facilities. These could easily be re-modelled to proved en-suites to all rooms. The accommodation extends to the attic with one large bedroom and huge unconverted loft storage space which could be converted to an additional room (STP).

Gardens and grounds

The property is approached via a large double width tarmac driveway which leads to the extensive parking area. The area immediately behind the Inn had been turned in to a traditional patio, beer garden and children's play area. Beyond this was the large, previously floodlight boules/petonque play area. The remaining land is mainly grassed and extends to around 1 acre and has in the past provided up to 5 touring caravan pitches with electrical hook up points. Attached to the rear of the Inn is a toilet and shower room providing additional facilities for campers and tourist.
