Extending to an estimated quarter of an acre, the sloping grassland site features a specimen Chilean Pine (Monkey Puzzle) tree in the centre, this being the subject of a Tree Preservation Order.

Planning consent for a split-level dwelling was permitted on 16 August 1983, but this consent was not implemented. A subsequent proposal for three dwellings on land including this site (ref WF871/85) was later amended to an application for two dwellings (due to the complexity of developing the sloping site) and permitted, resulting in the construction of the pair of detached houses (1a & 1b Gloucester Way) which adjoin the land now being sold.

Further planning applications were submitted in 2008 and 2010 for the erection of a split-level detached bungalow on the land, though both applications were refused, as was a subsequent planning appeal in 2010.
