McCARTNEYS are pleased to be favoured with instructions to offer for sale by public auction this unique and interesting property.

Bach Dingle comprises some 7.35 acres of permanent grass land together with ancient woodland. It is a nature lovers' paradise and has all the ingredients for quiet enjoyment of ownership.

The grassland comprises old permanent sward that is suitable for equestrian use, livestock grazing or just as amenity land which could be planted up with further trees and shrubs.

Species present in the woodland include oak, ash, mountain ash, alder, hazel, willow and holly. There is an abundance of flora and a rich habitat that will play host to a wide variety of animals and butterflies. These include roe deer, grey squirrel, stoat, weasel, rabbit, fox, badger and otter. For anyone interested in bird watching then there are a wealth of species to be observed. These include long tailed tit, mallard ducks, buzzard, red kite, greater spotted woodpecker, green woodpecker, kingfisher, pied flycatcher, dipper, grey wagtail, mandarin duck, nuthatch and many others. The woodland floor is host to primroses, bluebells, wood anemone, yellow saxifrage, honeysuckle, foxgloves, wood sorrel and other wild flowers together with a variety of fungi including scarlet elf cup. Fossils from 'The Ludlow Seam' have also been discovered at Bach Dingle.

The present owners have greatly improved this property since acquiring it. A small fishery has been established and this has been registered with CEFAS (Centre for Environment, Fisheries and Agriculture Science). The fishery is supplied with fresh water by means of a tributary of Norton Brook. The property lies between 230 metres and 270 metres above sea level.

A shed/hide has been built in the woodland area and this affords a pleasant place to sit and enjoy the scenery and quietly appreciate the ambience of Bach Dingle.

A parking area is provided adjacent to the council road that passes the land and access to the woodland has been improved by the construction of pathways over the property.

The sale of Bach Dingle is a wonderful opportunity for anyone interested in forestry, nature, conservation and grassland management.

The property is offered for sale by public auction on May 17, 6pm at The Salway Arms, Wooferton, Ludlow, SY8 4AL.
