THE Lake House is a fine example of an early conversion when Coach House of Lyston House was separated in the 1930s when on the breakup of the estate. The main house is principally Georgian and the coach house almost certainly dates to that period. Though part of a larger property, it is extremely private with stunning grounds. Approached down a shared drive and over a charming bridge, the house has two entrances approached by flagstone steps, one to the hall and the other door to the kitchen. From the hall and cloakroom rooms lead off in two directions including to the sitting room with lovely wide windows looking out over the lake, and the office beyond. At the far end is a large double bedroom with a lovely view and an ensuite shower. A staircase leads up to the games room with a purpose-built snooker table (which could be available). In the opposite direction is the dining room with inset Clearview log burner and doors to a rear porch and part of the old courtyard. The kitchen has a range of units beneath work surfaces and central island. The utility room is off with door to garage. From the hall stairs lead up to a long landing and four bedrooms, one having ensuite shower and a bathroom.
From the house a lawn runs down to the lake which is full of reeds, rushes and is a haven for wildlife. An enclosed garden has a door to the basement workshop with the bore hole and filtration plant, Boulter oil fired boiler and separate WC.
Over a small bridge the gardens run on to an area of wild meadow with some astonishing trees including wellingtonia, copper beech and sweet chestnut. A pleasant walk leads round this arboretum, whilst further round is the former walled garden either side of the stream including a vegetable garden with greenhouse and log store, and an orchard well stocked by mature fruit trees. Just off the drive is a tarmac parking area and car port.
