AVAILABLE for the first time in over 35 years, Garway Mill was once a working water mill and is an historic stone property, which sits with one neighbour, and is all that is left of the former working mill, although parts of the mill race and leat can still be seen. Outside there are gardens and grounds which complement the property and extend to approximately 2.5 acres and a stone barn which could offer a variety of uses, subject to any necessary approvals.

An enchanting feature of the Mill is its setting on the banks of the river, which is a haven for wildlife and a delight for any naturalist. More importantly, if you are fisherman, it doesn't get any better; the Monnow is a very attractive small river and the owners have extensive fishing rights which include ownership of the river bed. There is double bank fishing for about 600 yards leading downstream with a further run of single bank fishing, approximately one mile of excellent sport. The current owner has caught wild brown trout on a regular basis and the occasional grayling.

There are large gardens which lie to the front and side of the house with borders, pond, various fruit trees and easy access down to the edge of the river. The water immediately to the rear of the mill is mostly fast flowing with two pools, one at the former mill weir. There is easy access to the adjoining field via a gate which in turn leads to the extensive fishing rights on the north bank of the river which runs downstream with various stiles giving access fast and slow moving water with a number of shingle beaches and pools. The southern bank can be readily accessed by wading, boat or from a footpath.
