A very good size low density site extending to approximately 4.45 acres of level development land, having the benefit of Outline Planning Consent under two separate Applications for the construction of 37 dwelling, 9 of which being affordable.

Planning:

Planning Permission was originally granted under Application No. 150897 on 3rd July 2015 for the construction of 10 cottage style dwellings with no affordable provision and no Section 106 contributions, as a result of which, the first ten units could be constructed and sold without incurring any 106 costs or making low cost provision. A Decision Notice is available upon request. An indicative scheme has been prepared as identified as Plan 1 on these details. This is a low density area and we are advised that there is ample space for permitted development to enable garaging to be constructed.

A second Planning Consent for the construction of a further 27 dwellings, 9 of which are affordable, has been approved under Application No. 152036. A further indicative scheme has been prepared incorporating the first and second Applications as Plan 2 on these details.

All correspondence and relevant Reports are available on Herefordshire Council website under the relevant Application No. As detailed above.

The Site:

The site extends to approximately 4.45 acres, including the public open space. The site has the benefit of an outlook over open farmland to the north and west and extensive views to the Brecon Beacons and Black Mountains. A public footpath links the site to a full range of local amenities.

Situation:

The Village of Madley is located approximately 6 miles west of the City of Hereford and has the advantage of a dual route into the city, either the direct route via Clehonger or the alternative route via Bridge Sollars, which although slightly longer, does have the benefit of reduced congestion at certain times. The village itself has an extensive range of local amenities including well established popular Primary School, Church, Post Office, shops, community facilities, Public House/Restaurant together with easy access to and from both Hereford City and the Market Town of Hay on Wye some 6 and 14 miles respectively.

Section 106 Agreement

A draft Section 106 Agreement is in the course of preparation and will be available upon request.

Services:

It is our understanding that all mains services are available for connection.
