HISTORY OF SHORTLANDS COTTAGE

The owners have appointed Arkwright Owens to sell their property by Informal Tender, a cottage of local repute (worthy of preservation) owned by the late Henry Charles Worwood who moved to Shortlands in 1927 and died in 1974 & his only son Robert Graham Worwood carried on the business until 1993 when he retired, and died in 2009.

H C Worwood a local stock man who worked at the Hampton Court Estate also ran two lorries from the house and yard he ran a cattle haulage and coal delivery business. A remarkable man who was one of the first men in the county to manufacture grit blocks from the local raw material found close to the surface of the ground.

The Worwood Family lived at Shortlands Cottage until 1983 when the owners moved into Bodenham village. Since then the Local Planning Authority has deemed Shortlands to be a Heritage Asset and have passed plans to extend the cottage and save it for posterity. The cottage is not a Listed Building, so it may be possible to amend the planning consent to suit an individual purchaser, (Subject to Planning). Shortlands Cottage provides an opportunity to live in an idyllic location, down a green lane, yet close to the popular village of Bodenham, in North Herefordshire, England.

RENOVATION OF SHORTLANDS COTTAGE

The cottage sits in circa 0.5 acre and originally consisted of two cottages back to back but has since been used as one dwelling since 1927 and now has planning consent for an extended cottage and a double height garage in the garden. The cottage is being sold with the benefit of Planning Consent to demolish the existing single storey building and replace it with a two storey and part single storey extension to the Cottage and a separate detached garage (6m x 7.6m) with cut roof capable of providing first floor storage.

The owners own more land adjacent to the cottage of 5.445 acres (2.2 Ha) and a separate orchard of 2.76 acres (1.117 Ha) which is situated down a lane nearby which fronts a watercourse and this land has been let for many years to a local farmer who has responsibilities to maintain the hedges and fences surrounding the property. The total area of orchards currently let on a tenancy is circa 8 acres (3.23 ha). The rent can be reviewed, and was last reviewed in 2011 and is currently £570.00 per annum paid annually in advance.

The area of land (with vacant possession) known as The Grit Pit has largely been dug out and concreted in part with the walls blocked in grit blocks & concrete and presents an opportunity for a location for stabling or storage, which includes a store building which houses the original grit mixers and some plant used in the manufacture of grit blocks.
